You approve the finished site and it goes live. Billing starts when your site goes live, or on day 60 if we are still waiting on something from you.

What homeowners associations ask us
Can some documents be for residents only?
Public documents go on the site. A residents only area with a login is a custom feature we quote separately, and until then private documents stay off the site.
Can requests go to different people?
Yes. Architectural requests, maintenance issues and questions for the board can each go to the person or committee that handles them.
Our board changes every year. What happens then?
The association is our client, not one volunteer, so the site and its care carry on when the board changes. The new board sends changes the same way the old one did.
Will residents actually use it?
We do not promise visits. When every notice and email points to the site, it becomes the place people check first, and that is what takes the questions off the board.
What does it cost?
The build is $0 upfront. Hosting and care is monthly: Essentials $50, Advantage $85 and Priority $125 a month. They differ by how many changes we make for you each quarter, how fast we make them, and how many blog posts you get. Features like booking or an online store add to the plan's price. Your exact monthly price is confirmed before you decide, and it is never based on how complex your site is.
When does billing start?
Hosting billing starts the day your website goes live. If we are still waiting on something from you 60 days after you sign, such as your domain access, your content or your approval, billing starts then instead. If we are the ones holding things up, it waits until the site is live.
Can I cancel?
Within 3 days of signing, either of us can end it and you owe nothing. After that and before launch, there is a cancellation fee of two months of your hosting price, less anything already paid. Once the site is live, you can leave any time with 60 days notice from your client portal.
Who owns the website?
Your brand, your domain and the content you give us are always yours. The website and its code belong to Sweet Dreams while we host it, and you can buy them at any time. The buyout price goes down the longer you host with us.
Who makes changes after launch?
We do. Your plan includes update hours every quarter, 3, 9 or 16 depending on the plan, and you send changes from your client portal. Work beyond your hours is quoted first, and you approve it before it starts.
Are photos or video included?
No. We build with the photos and video you already have. If you want a professional shoot, we quote it separately.
